Rent payments

 

Rent: 200-250 euros/month

Water fee: 15 euros/month

Electricity fee: 15 euros/month 

 

Deposit info

Deposit: 2-month rent 400 - 500 euros

 

If the tenant terminates before the contract ends, the deposit will NOT be returned

 

Furniture deposit 200 euros (only for the first time of moving in)

 

The tenant will get their deposit back one month after moving out. The banking information for returning the deposit should be provided in the termination form. If there are any damages caused by the tenant, the furniture deposit will NOT be returned to the tenant after the termination. Please note that the minimum duration of the contract is one year.

 

Responsibilities

 

The tenant is responsible for the careful maintenance and cleaning of the apartment. The tenant must check the condition of the apartment when moving in. After moving in, the tenant has three days to report any faults and problems . If no report is submitted, Trade 68 Oy will charge the tenant for these faults and problems at the time of moving out.

Tips for living in a shared apartment

 

 Friendship & Harmony

 

The best way to easier your stay is to build trustful and friendly atmosphere, by discussing your wishes about living in a shared apartment, respecting your roommates' opinions, private areas and following the common rules.  All tenants in a shared apartment must take responsibilities in keeping the common and private areas clean.

 

 Privacy

 

For instance , because of the nature of the housing arrangement, there is not allowed to have guests over night.

 

 Property

 

It is important to agree on the use of different equipments with your roommates. It can be shared, or tenants can have their own equipment.

 

 No smoking

 

Smoking in a shared apartment or in any of the common areas is strictly forbidden!

 

 Pets

 

It is forbidden to have pets in a shared apartment.

 

 Do not disturb people!

 

No one is allowed to disturb neighbours by bad manners, tenants are obliged to be polite.  If you have parties or invite guests, you should notice your roommates in advance. Tenants must make sure that their guests follow the rules as well.

 

The Tenants are responsible and will be charged for any loss or damage within the housing and/or its contents. The Tenants are responsible for their guests, their behavior and any damages they might cause.

 

Loud noises, causing disturbance are forbidden. Please respect the rules and do not disturb your roommates.

 

 Cleaning

 

All the tenants are responsible for the cleanliness of common areas, equipment, and furniture (kitchen, hall, toilet, bathroom). Rubbish and recyclable paper should be taken out regularly. Remember that recycling is important as a way to sustainable development. If the apartment is not kept in a good condition, tenants may be liable for additional charges when moving out.

 

 

Termination of the tenancy

 

 

 

 

 

 

 

 

 

In a tenancy agreement, the period of notice is one calendar month. You need to submit ‘termination of the tenancy form’ in order to move out at least one month in advance from moving out date.

Notice of a termination on a tenancy agreement must always be given in writing on paper or over the Internet. You cannot terminate your tenancy agreement e.g. by phone. The termination of the tenancy form must include all necessary and relevant information regarding you, apartment and all about your tenancy.

 

If you have not received confirmation mail within a week of working days, please contact our Trade68 OY to make sure your termination has been received.

 

Inspection of the apartment

 

After you have given notice, an inspection of the apartment will take place within your last tenancy month. The inspectors will use a master key and leave message to inform you of their visit. The inspection will check general condition of apartment, fixtures, cleanliness, electric outlets, and so on. You are responsible to compensate the lessor for untidiness, missing or broken fixtures including the furniture. The compensation expenses will be deducted from your deposit.

Normal wear and tear from the living does not incur consequences. 

 

Returning keys

 

Keys must be returned to the Trade68 OY on the day your tenancy agreement expires. If the date of expiration is a public holiday or is during the weekend, you must return the keys by 9am on the next working day.

 

Your deposit can be returned, if everything is in condition with the keys, the apartment and your payments.
